How to address changes to your strata fence project.

Sometimes, strata council members decide that they would like to change a project after they have already signed off on it. We do our best to accommodate as we strive to have the best service in the industry. We felt that it would be appropriate to write a short article that goes over how these changes are best addressed and the process.

What strata’s typically want to add:

Some of the most common things stratas ask us to add to the project after the contract has been signed include additional gates, added footage, and fillers. We want to be transparent and mention that adding things after the project commences will possibly result in additional costs. Materials will cost more than they would have, had they just been worked into the original agreement. This is because we get better prices from our suppliers when we buy in bulk, and in turn, we can charge better fees. If we buy a single item such as a gate and get it shipped to the job site, it will cost us more money as we are just ordering one thing. This means that it will cost the strata more as well.

How to go about changes:

If the client understands the above situation and elects to move forward with the changes anyway, they should follow the steps below to keep the process as simple as possible.  

1. Resident/Council should reach out to their Property Manager and make them aware of the changes they would like implemented.

2. The Property Manager should reach out to our Project Manager to make him aware of the changes. The change will be quoted and the Property Manager can approve it. Once approved he will ensure that materials are ordered, and the changes get implemented.
